The Space

• The Flat: An artsy, modern 3-bedroom home on a quiet street in a friendly neighbourhood. It sleeps up to 6 guests and sits just minutes from Kilburn (Underground), Brondesbury (Overground), and West Hampstead stations.

• Bedrooms: Two rooms feature super-king beds (can split into singles); the third has a comfortable double bed with great storage. All face the garden's green trees and feature darkening curtains. High-quality linen and towels (1 bath, 1 face towel per person) are provided.

• Living Room: A bright open space with a comfortable sofa and a 50" Smart TV (Netflix).

• Kitchen: Generously sized with a 6-chair dining table. Fully equipped with oil, tea, coffee, a toaster, kettle, French press, Nespresso machine, large fridge, oven, microwave, and dishwasher.

• Bathroom: Features a large bathtub with an overhead shower, a washing machine, and a dryer.

• Garden: A spacious, sun-soaked area accessible from the living room and two of the bedrooms.

• Baby Cot: A foldable cot (100x74x74cm, mesh sides, 0–36 months) is available upon request. Please bring your own mattress and bedding. 😊

• Long Stays: Additional cleanings required for stays over 12 days (1 clean) or 30 days (2 cleans).

• Last-Minute Bookings: Check-in starts at 5:00 PM (may be ready by 3:00 PM depending on availability).

• Strictly Prohibited: No pets, no smoking indoors, and no illegal activities.

• No Parties/Events: Parties or gatherings are strictly forbidden. We live next door and closely monitor this to maintain a peaceful home.

• Quiet Hours: From 10:00 PM to 8:00 AM. Please respect our neighbours.

• Guests: Only registered guests allowed. The primary booker must be present throughout the stay.

• Keys & Care: Treat the home with respect. Lost keys incur a replacement fee.

• Linen: Sheets and towels are professionally dry-cleaned but not ironed.
