THE SPACE & LAYOUT

This generous two-story maisonette offers a comfortable, home-like experience. The first floor features a convenient WC (toilet and sink) alongside a beautifully laid-out living and dining area. This space includes a glass dining table with 5 chairs, a 45" TV with Netflix, and a large sofa bed that comfortably sleeps a 5th guest. The fully equipped kitchen next door comes complete with a fridge/freezer, toaster, kettle, hand blender, Nespresso machine, and complimentary cooking essentials like oil, coffee, and spices. I am a SUPERHOST—feel free to check my other reviews!

Upstairs on the second floor, you will find two bedrooms and the main bathroom, which features a full bathtub and shower—a great layout that gives groups plenty of space and privacy. Both bedrooms are fitted with blackout curtains and versatile, comfortable zip-and-link super-king beds, which we can easily split into two single beds upon request.
 

Each guest is provided with a fresh bath towel and face towel. One bedroom features a large built-in wardrobe, while the second includes a standard wardrobe.

• Family Amenities: A foldable travel cot with a mattress (100x74x74cm, 4-sided mesh, suitable up to 36 months) is available upon request.

• Parking: On-site parking can be arranged from £8 per day (Sundays are free).

• Neighborhood: The flat is located within a traditional London council estate. It is safe, exceptionally well-connected, and offers an authentic taste of everyday local life rather than a generic tourist zone.

GUEST ACCESS

Guests have full, private access to the flat. Please note the property is located on the second floor of the building with no lift, requiring guests to climb 32 steps to enter.
 

HOUSE RULES & OTHER DETAILS

• Last-Minute Bookings: Check-in starts at 5:00 PM for last-minute bookings, though the property may be ready by 3:00 PM depending on availability.

• No Parties or Events: We have a strict no-parties, no-gatherings policy. We live next door and highly value our quiet community.

• Quiet Hours: Please respect our neighbours by keeping noise to a minimum between 10:00 PM and 8:00 AM.

• Registered Guests Only: Only guests listed on the booking are permitted. The primary booker must be present for check-in and throughout the stay.

• No Smoking or Pets: Smoking is strictly prohibited inside the flat, and we maintain a strict no-pet policy.

• Key Management & Cleanliness: A replacement fee applies for any lost keys. All linens and towels are professionally dry-cleaned for your safety, though please note we do not iron our sheets.
